Our approach
From brief to handover
One accountable team across Perth and Foshan, from the first site review to the keys.

How we work
We manage the whole delivery chain, from design for manufacture and production in Foshan to shipping, clearance and installation on site. We resolve the key decisions early, where they can be planned, tested and settled before they affect programme, cost or quality. Modules are then built while the site is prepared, so the programme is shorter and one team carries the risk. The process is built for delivery at scale, including in cyclone regions and on regional and remote sites.

Factory and site, at the same time
The modules are made in Foshan while your site is prepared, and the two tracks meet at installation. This is how modular shortens the programme.

01
Brief and feasibility
We start with your site, your brief and your budget. We test the yield and the programme, and confirm whether modular is the right fit. You then decide whether to go ahead to design.
02
Design for manufacture
The design is resolved around module sizes, transport limits and crane lifts. Our engineers design the structure for the site's wind region, including cyclone regions. You sign off the design and an updated budget.
03
Approvals and documentation
We prepare the documents for planning and building approval, and the registered builder lodges the building permit. At the same time we produce the shop drawings the factory builds from. Production starts once the approvals are in place.
04
Manufacture in Foshan
The modules are built in the factory in Foshan, with the structure, services and fit-out built in. While they are made, your site is prepared in Australia. We report progress to you throughout.
05
Inspection and sign-off
Independent inspections at key stages check accuracy, workmanship and compliance. Engineering sign-off and the import documents are completed before anything leaves the factory.
06
Shipping and clearance
The modules are shipped to the nearest suitable port and cleared through customs and biosecurity. We then plan road transport to site, including to regional and remote locations.

07
Delivery and installation
The modules arrive in an agreed sequence and are craned onto the prepared footings. They are then joined, sealed and connected to services.
08
Completion and handover
The builder completes the finishing works and the building surveyor carries out the final inspection. We then hand over the keys, manuals and warranties.

Ways to engage
Start where it suits you
Come to us with a site, a design or a tender. We deliver nationally, with no minimum project size, and the route you choose sets who does what.
Design and deliver
We take your project from feasibility to handover as one team. We lead the design, manufacture, shipping and installation, and we appoint and manage the architect, engineer, building surveyor and builder. You give us the brief and budget and sign off each stage. This suits developers and organisations who want one point of contact.
Early involvement
We join your architect and consultants at feasibility, so the design suits manufacture before it is fixed. We advise on yield, cost and programme as the design develops. When the design is ready, we can supply the modules or deliver the whole project. This suits developers and government clients who already have a consultant team.
Supply to your builder
We work with your team to resolve the design for manufacture. We then build, inspect, ship and deliver the modules to your site. Your builder holds the building permit and looks after the site works, footings, services and connections. This suits builders and head contractors.
Tender response
Send us the tender documents and we will price the project for modular construction. We will show where changes to the design could save time or cost, and set out the programme. This suits projects that are already in procurement.
FAQ
Can modular buildings be customised to my project?
Yes. Modules are designed to suit site constraints, planning requirements and spatial needs. We adapt layouts and configurations based on project intent.
What's the typical project timeline?
Timelines vary by scale and complexity, but offsite manufacturing means construction and site works can run concurrently, significantly reducing the overall program.
How are modules transported and installed?
Modules are shipped, unloaded and craned into position using established lifting and transport methods. We coordinate with local contractors for foundations, services and final works.
